In Fact I Would Prefer That They Had A Buyers Agent

More times than I can remember I had a buyer interested in a property think that I would be thrilled when I found out they didn t have a buyers agents. In fact I would prefer that they had a buyers agent.



I m not excited. Here are the reasons why: 1) Liability- There is more liability for me if the buyer doesn t have a buyers agent. But without a buyers agent, there is still a greater chance that the buyers won t understand aspects of their new home. While some agents prey on unrepresented buyers knowing that they don t deal with home transactions on a full time basis, I don t think that is the best way to do business. And unrepresented buyers are more likely to be miss important details that they will get angry about later on. 2) Workload- Dealing with another agent lowers the workload on me substantially. When I have to deal with an unrepresented buyer, I have to spend a lot of time explaining the process to them.


I am dealing with someone that knows the contract process and the expected behavior. It s more difficult because unlike my seller the buyer typically doesn t trust me because I am working for the seller. So I usually end up spending much more time explaining the process to a wary buyer, especially when he/ she bought a house in a different state or has not bought a property in a few years. And because some listing agents prey on unrepresented buyers, it makes sense they don t trust me. In this case, any differences between what I am doing and what they experienced previously are met with suspicion. 3) Likelihood of the Deal working Out- In my experience, deals with unrepresented buyers are much less likely to work out. Unrepresented buyers typically get a list from an inspector and become overwhelmed and back out of the contract. During the inspection a good buyers agent can explain the difference between serious issues that need to be fixed vs issues that are normal.


Or they expect the seller to fix everything on the inspectors list because they don t understand what is important. So when I get two offers for the same price I usually tell my seller that the offer with the buyers agent is more likely to end up closing. And in this case, the seller usually refuses and the deal falls apart. The obvious question is why don t I favor the offer without a buyers agent considering I will make more money? So it s generally better for me and my client to accept an offer with an experience buyers agent working on the other side of the transaction. While this is true, my view is that I will have to do substantially more work, and the deal, with more liability is more likely to fall apart, meaning I did all this work for nothing and I am back where I started out- a house on the market with no offer.

As You Would Also Expect Prague Has A Great Rental Market And There Is An Under Supply Of New Build Property

Prior to and since the Czech Republics accession into the EU in 2004, property in Prague has appealed strongly to investors for a number of reasons.



Should an MD of an international company be told to relocate their European Headquarters( and themselves! ) to a' lower cost and more cost effective' Central or Eastern European location it is highly likely that Prague would feature near the top of the list of' preferred' candidate cities! To look first at some underlying reasons we can firstly say that not only Prague's position as the Czech Republics capital but also it's position as a stunningly beautiful city with so much to offer has led to it attracting not only tourists but also much high value business investment from both local and international companies. Property in Prague is in such demand from investors not only due to the city being so attractive a place to live and work but also due to many other factors involving the investment climate. As you would also expect Prague has a great rental market and there is an under supply of new build property. The rapidly emerging middle class in Prague provide an ideal exit route for investors both now and in years to come. The New Town Hall At Mazarron Cost �8million And 1, 643 Square Metres Over Four Floors

The popular towns of Mazarr�n and Puerto de Mazarr�n on the Costa Calida should become even more attractive with several schemes to improve facilities, transport links and landscaping. Mayor of Mazarr�n Francisco Blaya Blaya, explained that this corridor would be substantially upgraded in the future.



One of the main areas for improvement is the stretch of land that directly links Puerto de Mazarron with Mazarron town. The land on either side has been earmarked for public facilities and extensive planting and environmental improvement. On the left hand side of this corridor after leaving Puerto de Mazarron a swimming pool complex will be built. The road itself will be substantially improved with dual carriageways in both direction and a central palm- shaded walkway of about 5 km that will allow walkers and cyclists to exercise. Work has commenced on designing the pool and when finalised. The public will then have access to all year round swimming when the new complex is completed.


The next step will be the award of a construction contract. The long term plan also includes the construction of a sports city with playing fields and athletic tracks. He pointed out that the town halls planning document sees 82% of the total area protected on environmental grounds. This will be, in effect a 200, 000 square metre sports city said the mayor. The mayor has also promised a new health centre for Mazarron and an outdoor auditorium for entertainment events near to the ancient castle. Recently much of the town halls administration has moved into an elegant new building next to the historic town hall that is now being renovated. A new day care centre for elderly people is nearly finished.


The new town hall at Mazarron cost �8million and 1, 643 square metres over four floors. A new market will be constructed at Mazarron and this will have underground parking facilities. Public enquiry areas on the ground floor are greatly improved over previous facilities. In Puerto de Mazarr�n many improvements are taking place with the near completion of the new marina and work is being completed on laying new surfaces in the pedestrian areas of the port. All the work should be completed for the summer season. There are now 426 underground car parking spaces on two levels at the waterfront. The town hall website now includes a section in English giving information about activities, bars, notices, restaurants, tourism attractions, hotels, businesses and the local government.
